2) $10,000 down at signing of contract on Tract 1 and $5,000 down at signing of contract on Tract 2. Purchase contracts to be signed on August 2, 2018.

3) Balance of purchase price due in certified funds at close of escrow.

4) Closing on or before September 15, 2018

5) Owner's policy of title insurance and escrow company closing fee split 50/50 between buyer and seller.

6) Coombs, Hull & Smith will be escrow and closing agent.

7) 2018 property taxes will be pro-rated to date of close based upon 2017 taxes. New tax rate will be determined by Neosho County if tracts sell separately.

8) If tracts sell separately and buyers desire a boudary survey be completed, buyers shall split the cost of said boundary survey 50/50.
